Are there things we can or should do to our home to help ensure the maximum price?
Yes. Well‐maintained homes that are clean and well kept will always get higher offers‐ usually fairly quickly. Make sure that your home looks its best prior to offering it for sale. There are also small remodeling jobs that will pay off at resale. My team can advise you of specific improvements that will increase your home’s marketability and value.

Do we have any responsibilities during the marketing of our home?
Your primary job during the sale of your home is to keep it neat and clean for showings, the open house, and the appraisal appointment. A large part of a home’s appeal involves staging, which is everything from furniture placement to organization of your cabinets. Together with a home stager, we will advise you how to stage your home, giving you easy tips to maximize your home’s appeal.

How often will you advertise our property?
I don’t just list homes; I market them. I will make sure your home is marketed to potential buyers around the clock, 24 hours a day, 7 days a week. I will customize a marketing plan to reach the types of buyers most likely to purchase your home. I know how to maximize the power of the Internet for my clients, while also using traditional methods such as direct mail.

How do open houses work?
Open houses are a great way for real estate agent to generate buyer leads. While I am always willing to do open houses, this will probably not result in the sale of your home on its own. Many of my other marketing methods have shown to have a far greater return on investment and so I pursue those avenues more aggressively. However, an open house is a great way for other agents to preview your home for their buyers, and often, agents will send their buyers to open houses on their own.

Will you be present at all showings?
At the open house, one of my licensed team members or I will be there. During showings, potential buyers will be accompanied by their own agent. Most buyers prefer only their own agent be present when evaluating a prospective new home. 

Should we be present during showings?
We advise our sellers to not be present at showings. They will be set up through the showing service for a certain time period on a certain day, allowing you to prepare and make arrangements to be away from home. The buyer will always be accompanied by a licensed agent and they need to feel free to look at the home and form an opinion unfettered by the home sellers.

What if another agent tells us he can get more for the house?
Some agents will quote a higher price just to get your business, but an overpriced house will not sell. I will conduct a comparative market analysis prior to recommending an asking price for your home. I will explain how I arrived at the price, but ultimately, the decision is up to you. I will offer my professional opinion on how the market will value your home.

What happens once we get an offer?
I will help you consider each offer and negotiate the best deal for you. Once you’ve accepted an offer, I will guide you through the entire closing process and ensure everything proceeds smoothly and the transaction closes. In a market where multiple offers are becoming more common, it is imperative to properly assess each offer. This is where my expertise will be most necessary so that you can achieve your goals in the sales process!
