Henderson CO: Belle Creek Monthly Market Minute July 2018
July sales increased over June. There were 4 closed sales in July, a marked increase over June's meager showing of 1 closed sale. This is surprising as we often see a slowing in the month of July as would-be home buyers take their final summer vacations and think about getting the kids back to school. However, it is a welcome change from June!
The turnover rate in Belle Creek is 9.3%. This number represents the percentage of Belle Creek home owners that list - and actually sell - their homes, and takes into account sales over the last 12 months. This number is a again a decrease over June's 9.8%, though not as marked a decrease as June over May's.
- Average Days on Market for all Belle Creek detached homes is 36. This number represents the time frame from the day that it is actively listed to the date that the buyer and seller have a signed contract. This number has increased over May and June.

Cottage style homes sold for an average price of $319,206, while the larger style homes sold for $364,934, on average. The average sold prices had been increasing over the past several months, and July was no exception!
- There was 1 town home sale in the month of July. There is 1 under contract; there are currently no town homes available. Over the past 12 months, townhomes have been selling for an average price of $241,441, after an average of 10 Days on Market.
