December sales increased over both November and October.  There were 6 closed sales for the month of December in Belle Creek.  This is an increase over the 4 closed sales in both October and November.

The turnover rate in Belle Creek is 12.5%. This number represents the percentage of Belle Creek home owners that list - and actually sell - their homes.  This number has increased over the past several months.

  • Average Days on Market for all Belle Creek detached homes is 30. This number represents the time frame from the day that it is actively listed to the date that the buyer and seller have a signed contract.  This number held steady when compared to November.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 10 Days. Home owners with larger homes – 1900 square feet and up – have been selling in an average of 45 Days on Market. Again, this is a year-over-year comparison. Most folks who list their home in Belle Creek can expect it to go under contract in 2 - 4 weeks, if the house is priced properly.
  • Average Sold Price for all homes was $334,829. The average sold price per square foot for all homes was $199 (above ground). Cottage style homes sold for an average price of $302,500, while the larger style homes sold for $359,973, on average. The average sold prices had been increasing over the past several months, but have held steady for December.
  • Town home sales showed a marked uptick.  There were 3 closed town home sales in December, and there are 2 under contract.  These townhomes sold for an average price of $238,410, after an average 20 DOM.
