Home Sales in Belle Creek surged in October. After seeing 3 closed sales in both August and September, sales in Belle Creek for October saw an uptick. There were 7 closed sales for the month of October, including 1 town home. It seems that once buyers got the kids back to school and took their final summer vacations, they were back out in force to close before the holiday season started.

  • The turnover rate in Belle Creek for October was 12%. This number is a slight increase over August. This is a year-over-year comparison.
  • Average Days on Market for all Belle Creek homes is 9. This number has dropped significantly since spring and has been holding steady through the summer months. It is still a fairly strong sellers’ market in Belle Creek.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was again 6 Days. Home owners with larger homes – 1900 square feet and up – have been selling in an average of 11 Days on Market. These numbers have decreased for October as compared to September.
  • Average Sold Price for all homes was $275,338. The average sold price per square foot for all homes was $168. These numbers continue to increase on average. Cottage style homes sold for an average price of $252,118, while the larger style homes sold for $292,307 on average. We are continuing to see sales in the $300,000 and higher range, which is a welcome change over previous years.
  • Townhomes are seeing a comeback. There was 1 town home sold in October, after 2 Days on Market. This sold for $218,000, or $120 per square foot.

There are currently 4 detached homes available in Belle Creek and there are 3 under contract. There is currently no town homes available, and 2 are under contract.
