February sales of existing homes sprang to life in Belle Creek.  February saw 4 closed sales in Belle Creek which is higher than average for this time of year.  Both December and January had 2 closed sales apiece.

The turnover rate in Belle Creek is 7.5%. This number represents the percentage of Belle Creek home owners that list - and actually sell - their homes, and takes into account sales over the last 12 months.  This number is a decrease from February 2018, but is consistent with the turnover rates in December and January.

Average Days on Market for all Belle Creek detached homes is 11. This number represents the time frame from the day that it is actively listed to the date that the buyer and seller have a signed contract.  This number has been increased slightly, though it is well under last year's 29 days on market.

Average Days on Market for Cottage Style homes, under 1600 square feet, was 5 Days. Home owners with larger homes – 1900 square feet and up – have been selling in an average of 16 Days on Market. Again, this is a total over the trailing 12 months. 

Average Sold Price for all homes was $349,285. The average sold price per square foot for all homes was $227 (above ground). Cottage style homes sold for an average price of $331,610, while the larger style homes sold for $370,029, on average. These numbers are fairly consistent with what we saw earlier this winter.

There is 1 town home available.  There are none under contract at this time.  Over the past 12 months, townhomes have been selling for an average price of $255,013, after an average of 8 Days on Market.

December sales of existing homes were decent in Belle Creek.  .While much of early fall was quiet, December has 2 closed sales.  We often see an uptick in sales in December, although this is a marked decline from December 2017's 6 closed sales.

The turnover rate in Belle Creek is 7.5%. This number represents the percentage of Belle Creek home owners that list - and actually sell - their homes, and takes into account sales over the last 12 months.  This number is a decrease from the fall months, and also a decrease from December 2017's 12.5% turnover.

Average Days on Market for all Belle Creek detached homes is 8. This number represents the time frame from the day that it is actively listed to the date that the buyer and seller have a signed contract.  This number dropped quite a bit.

Average Days on Market for Cottage Style homes, under 1600 square feet, was 5 Days. Home owners with larger homes – 1900 square feet and up – have been selling in an average of 10 Days on Market. Again, this is over the trailing 12 months.

Average Sold Price for all homes was $351,459. The average sold price per square foot for all homes was $220 (above ground). Cottage style homes sold for an average price of $327,627, while the larger style homes sold for $370,822, on average. The average sold prices have been increasing, albeit slower than last spring.

There were no town home sales in the month of December.  Over the past 12 months, townhomes have been selling for an average price of $247,624, after an average of 7 Days on Market.

September sales of existing homes slumped in Belle Creek.  Although there were 6 closed sales in August, September was very quiet.  This is not unusual; expect for a couple of outliers (most notable in 2013 and 2016), September is marked by the seasonal slowing.  September 2017 only had 1 closed sale.

The turnover rate in Belle Creek is 9.9%. This number represents the percentage of Belle Creek home owners that list - and actually sell - their homes, and takes into account sales over the last 12 months.  This number is a an decrease from August, but is consistent with the turnover rates in July and June of this year.

Average Days on Market for all Belle Creek detached homes is 32. This number represents the time frame from the day that it is actively listed to the date that the buyer and seller have a signed contract.  This number has remained consistent.

Average Days on Market for Cottage Style homes, under 1600 square feet, was 5 Days. Home owners with larger homes – 1900 square feet and up – have been selling in an average of 64 Days on Market. Again, this is a year-over-year comparison. 

Average Sold Price for all homes was $342,558. The average sold price per square foot for all homes was $216 (above ground). Cottage style homes sold for an average price of $320,571, while the larger style homes sold for $369,717, on average. The average sold prices are fairly consistent with what we saw in August.

There was 1 town home sale in the month of September.  There are 3 under contract, and none currently listed.  Over the past 12 months, townhomes have been selling for an average price of $244,133, after an average of 8 Days on Market.

Average Days on Market for all Belle Creek detached homes is 32. This number represents the time frame from the day that it is actively listed to the date that the buyer and seller have a signed contract.  This number has decreased over July.

Average Days on Market for Cottage Style homes, under 1600 square feet, was 5 Days. Home owners with larger homes – 1900 square feet and up – have been selling in an average of 58 Days on Market. Again, this is a year-over-year comparison.

Again, this is a year-over-year comparison. These numbers are increasing across the board as the market adjusts to a more "normal" level (what's that, right?).
